The property has approximately 2,500 feet of road frontage on Moon Road and electric is available to the property.
The property has about 43 acres that is completely forested and also has about a 19 acre hay field that is currently being maintained. The forest is a mix of sugar maple, red maple, cherry, ash, hemlock, tupelo and white oak. The entire property is nearly level with a slight drainage to the south. A small stream flows through the property. Of the wooded acres, about 20 acres are within a mapped NYS DEC Freshwater Wetland area. This area has seasonal wetness but is by no means a swamp. It is an excellent deer hunting area as evidenced by all of the trails and tracks throughout. The white oak is providing a quality source of food for the deer along with the hay field and nearby corn fields. The owner and his family hunted here annually and had great success.

There is much to clean up, but the structure appears sound and with a little effort could be utilized again. There is a water well and original septic system that will transfer in “as-is” condition. The highlight is that there are 2 gas wells on the property. All of the rights to the wells will transfer including the right to free gas. The structure had the gas plumbed in previously. Current royalties are about $150/year. In addition, there is a natural gas compressor station on the property next to Moon Road near the hayfield. This provides an annual payment of $1,800/year which, along with the royalties, is a great offset to taxes!

Property participation in the trail system is voluntary and can be discontinued by the new owner if desired, but is a great benefit if you love to snowmobile!
