The property has about 43 acres that is completely forested and also has about a 19 acre hay field that is currently being maintained. The forest is a mix of sugar maple, red maple, cherry, ash, hemlock, tupelo and white oak. The entire property is nearly level with a slight drainage to the south. The highlight is that there are 2 gas wells on the property. All of the rights to the wells will transfer including the right to free gas. The structure had the gas plumbed in previously. Current royalties are about $150/year. In addition, there is a natural gas compressor station on the property next to Moon Road near the hayfield. This provides an annual payment of $1,800/year which, along with the royalties, is a great offset to taxes!
