The Black River Valley in Lewis County, NY is noted for some of the most fertile crop land in Northern NY. This property has almost 80 acres of tillable ground, half of which would be considered good corn ground.  An intriguing characteristic of this area is the large number of deer that live here year round.  As the winter approaches deer, turkey and other wild critters seek out shelter and food sources in the ‘lowlands’ between the Tug Hill Plateau and Adirondack Mountains.  Here, more often than not, the snow is not so deep and fields of hay and cut corn provide wildlife with sustenance through the coldest months of the year.  The current owner, an avid hunter, says this property has provided him with more game opportunities than any other he has owned.  About 180 acres would be considered wet woods.  The stretch of forest adjacent to the Mohawk, Adirondack & Northern Railroad bed, the northeast boundary, experiences seasonal flooding, ideal conditions for the biannual migration of ducks and geese!  This area is filled with pole to large sawtimber size trees commonly found in bottom lands in this region.  Major tree species include: red and silver maple, green and black ash, elm, white oak, shagbark hickory and northern white cedar, some of the favorite species of whitetail deer.  In other wooded areas of the property with better drained soils you’ll find: sugar maple, white ash, red oak, aspen, grey birch and cherry, other wildlife favorites.  In one wooded area with numerous large sugar maple, scattered blue tubing is evidence that sap to produce maple syrup was collected not long ago.  An old quarry in the southern most woods may have supplied many of the local homes with the limestone building blocks for foundation walls over a century and a half ago.  In addition, rental income from local farmers using the fields amounts to $4,750/year and ag exemptions keep the taxes below $2,500/year.

This region of Northern NY is famous for it’s vast natural resources…most notably; wind, water, fertile fields and forests, which not only provide the means for inhabitants to make a living, but also the chance for both residents and guests to enjoy numerous recreational activities.

Within the bounds of Lewis County alone, outdoor enthusiasts will find ample opportunity to hike, bike, cross country and down hill ski, kayak, canoe, camp, motorboat, snowmobile, snowshoe, fish, hunt, swim, skate, ice fish and ride their atv’s. Nearby Lake Ontario, the St. Lawrence River, the Adirondack High Peaks and Canada provide additional options for family fun and entertainment.  So if you are looking for that special place in NYS that may have close to everything outdoors you, your family and friends are looking for, this property may be just right for you!
