The property has no direct road frontage and begins at the dead end of Benson Road and also has a right of way on the abandoned portion of this road from State Highway 872.  There is a highway permit associated with this access that the buyer will be expected to maintain to keep the access functional.

The seller built a new road into the property from Benson Road that serves as the main access into the parcel.  The road is drivable by most any vehicle and is in good shape.  Along this route, the owner also had two (2) possible building sites inspected for future construction.  The soils on both sites have passed the State’s perc testing requirements and are both suitable for a conventional septic system.  The sites are marked on the property for easy identification.  Both sites have the potential for tremendous views of the Sinnemahoning valley.

The property is almost entirely forested and has been held as a long-term timber investment.  The last harvest was made in 2001.  The property is dominated by chestnut oak, white oak, red oak, black oak and white pine.  There currently is approximately 1,280,000 boardfeet of timber, Scribner log rule, so the investment value is here that will produce sustainable returns in the future.

The predominant cover type in oaks is providing abundant feed and cover for deer, turkey, bear, squirrels and more.  The evidence of occupation by deer is clearly seen throughout the property with numerous trails, rubs and scrapes.  The property is also located in the State Elk Range, and elk are common visitors here too.  The resident elk herd freely roams this area and the visitor center at Benezette is only 20 miles away.  The property adjoins the Elk State Forest providing additional opportunities for hunting, hiking and mountain biking, while also being just across the road from Sinnemahoning Creek and the First Fork Sinnemahoning Creek for canoeing, kayaking and fishing.

An old flagstone quarry exists along the shoulder of the new access into the property.  The flagstone can still be seen and is still viable.  The seller is transferring all rights to both the flagstone and coal rights to the buyer.  He is reserving any oil and gas rights the property has along with the right to fully develop them (including gas storage) if there is opportunity in the future.  He may be negotiable on these rights with a reasonable offer for their separate purchase.  He would also be reserving a right to use the right of way from SR 872 to access the property in relation to the oil and gas rights if not purchased by the buyer.
