Property Description
This ~15.7 acre potential building lot with ~2,392′ of frontage is the largest of four lots offered for sale by the owner along the banks of the Grasse River in northern St. Lawrence County. There is a driveway into the lot near the southern boundary which turns into a woods road taking you to within 50 yards of the river. Mostly wooded, there are several locations both roadside and hidden from view that would be ideal sites for a home or seasonal camp. The NYSDEC has determined that no state regulated wetlands are found here. A 200′ land conservation setback from the river doesn’t necessarily restrict building (within the 200′ zone), but may require a review by the Town if determined to be within the flood plain of the river. Building elsewhere on the property will just require a building permit from the Town Code Enforcement Officer.
The Grasse River originates in the foothills of the Adirondack Mountains and flows in a northeasterly direction eventually emptying into the St. Lawrence. The river is created by a series of small ponds, lakes and streams located in the northern NY towns of Russell, Clare and Clifton.
This section of the River supports mainly warm-water fish species. A variety of gamefish, including walleye, smallmouth bass, northern pike, brown bullhead, panfish and an occasional muskellunge, can be found in this stretch. Other activities a waterfront owner may enjoy at this location include: camping, swimming, tubing, canoeing and kayaking.
Not quite the right lot for you? Then check out the other lots for sale by the same owner just down the road, or the large wooded parcel directly across the road …there’s even one with it’s own island!
