Property Description
This property is almost completely wooded with a good gravel driveway access from Pigeon Road onto the property. The forest is dominated by maple, ash, cherry on the front half and mix of these that also includes hemlock on the back half. There is a small area of wooded wetland dominated by hemlock along the southeast corner of the property. Timber was harvest last a little more than 10 years ago. Most of the property was cut fairly hard at that time, particularly the back half. The natural reproduction of maple, cherry and ash has really taken off and filled in these areas and will create a nice forest again into the future.
For now, these thicker areas are creating ideal habitat for deer which is evidenced by the extreme number and quality of trails throughout the property. Everything from a trail to a “freeway” is found out here as this property provides ample food and cover adjacent to other farms in the area. This is truly a “spot on the spot” for deer hunting as they have both bedding cover and ample feed here that is also adjacent to corn and grass fields.
The west side of the tract offers plenty of room to build your home or camp in the woods on some of the higher ground on this property. Soils in this area are conducive to pond building as well. The terrain is very gentle, sloping slightly to the south and is very easy to walk. The former logging road through the property needs some “TLC” with a bulldozer that would make this a great access from the front to the back of the property for ATV use or just for hiking or hunting.
The property is located within minutes of Lake Erie, Chautauqua Lake, the area snowmobile trails, wineries and much more.
