Property Description
The capstone to this property is the 848 sf log cabin on piers. The cabin is in excellent condition as are the piers and has been well-maintained since it was built by the prior owner in 1975. The cabin is compact, but quaint and functional in all respects. A beautiful stone fireplace adorns the livingroom area and provides warmth during the colder months. The kitchen is complete with propane stove, propane refrigerator and running water throughout the camp. There are 2 bedrooms on the main floor and an open loft with two beds. The knotty pine interior, hardwood floors, tongue and groove pine on the ceilings along with the skylights in the loft add the warmth and lighting to this cozy camp. Propane light fixtures are found in all rooms to supplement lighting at night. There is one full bath as well.
The cabin also has a 28 x 6 covered porch where you can relax, unwind and watch the wildlife below as they come and go to pond. The pond is approximately ½ acre in size and has been stocked with bass in the past. Water from the stream that flows through the property feeds into this pond. There are no published details about this tributary to Mill Creek, however Mill Creek does have trout in it. Adjacent to the pond is picnic pavilion that is also well done and is a great spot for family and friends to gather.
The balance of the property is entirely forested, dominated by hemlock, cherry, hard maple, soft maple and ash. A timber inventory done by FORECON, Inc. in 2011 showed a volume of about 132,000 boardfeet of timber which currently would be worth $35-$40,000. The last timber harvest was done early in 2011. The former logging roads provide excellent access by foot or ATV throughout the property. Deer and turkey sign are abundant throughout the property. Bear do pass through on occasion as well.
All oil, gas, mineral and timber rights will transfer. The property is subject to an existing oil and gas lease, but there are no wells on the property.
The property is situated in the heart of Chautauqua County making it close to NYS Land, Chautauqua Lake, Lake Erie, the area Snowmobile Trail System and much more.
