Property Description
A ‘diamond in the rough’ best describes this property with secluded cottage and 2.5 acre, swimming/fishing pond adjacent to the 20,412 acre Jadwin Memorial State Forest.
In 2002 the current owners finished construction of the cottage originally started by the previous owners. The resulting 984 sf, 1 story with loft, 2 bed room structure, is not visible from the two adjacent year ‘round, paved public roads on its western and southern borders. Elevated ~5’ above the level of the pond by a bed of gravel and another ~3’ by wooden piers, this wood framed and insulated, board and batten sided, steel roofed cottage is guaranteed to stay high and dry. 200 amp. electric service is buried and the building is fully wired. A 30 amp outlet for visiting friends and family with campers is conveniently positioned on a pole closer to the main road. A 60’ drilled well is located near the front right corner of the cottage and a 1000 gallon concrete septic tank and leach field are found between it and the pole barn garage. The well is serviced by a submersible pump and the pressure tank is concealed in an underground pit adjacent to the well casing. Liquid propane fuels 3 Legacy ventless wall heaters and the gas cooktop. Hot water is supplied via a 38 gal., 220v electric heater in the kitchen. The numerous windows throughout the cottage truly enhance your ability to enjoy the pond and surrounding forest. A pond-side deck with wooden table and chairs surrounded by a metal gazebo frame could be roofed and screened to extend seasonal use and enjoyment. The single bay, wired garage makes an excellent shop and provides shelter and storage for a variety of recreational and utility vehicles, as well as maintenance tools and machinery. The log framed bed in the loft is not included with the sale but may be purchased if interested. The rest of the furniture, appliances, canoe and lawnmower are included with the sale.
The gem of this property is the glacier formed, ~25’ deep, ‘kettle pond’. The glacial outwash (gravel filled eskers) that surround the pond contribute to the property’s privacy. Gravel was mined from the eskers in past decades as evidenced by the open pit adjacent to the ~300’ entrance drive. The high side of the property along the Middle Branch Road is entirely wooded with a mix of hardwoods and hemlock. There is enough space there to build a house or seasonal structure adjacent to the State land. A small sawtimber sized white pine plantation occupies the steep slope adjacent to the Steam Mill Road. A small, pie-shaped piece of the parcel extends across the Middle Branch Road at the intersection of Marshey and Steam Mill Roads. There is probably not much that can be done with that segregated portion of the property.
Outdoor enthusiasts that live here, or visit this region, have the opportunity to hike, bike, cross country ski, kayak, canoe, camp, motorboat, snowshoe, fish, hunt, swim, ice fish and ride their snowmobiles and atv’s. The Middle Branch and South Creek Roads are both legal to travel on with snowmobiles and atvs. Off road snowmobile trail C8 can be accessed just a short ride to the east. The West Branch of the Oswegatchie River and numerous smaller creeks that traverse the Jadwin State Forest are famous for native brook trout and other popular fish species. Jadwin is also a popular forest for those interested in hunting deer, bear, turkey, grouse and snowshoe hare. And if you run out of things to do there, venture to nearby Lake Bonaparte, Lake Ontario, the St. Lawrence River, the Adirondacks or Canada where you’ll find recreational opportunities galore for you, your family and friends to discover and enjoy.
