The property is completely wooded with a nice mix of hardwoods and softwoods from hard maple, cherry, soft maple, hickory and beech, to hemlock, white pine, red pine and more, creating wonderful habitat for game and non-game species alike. Deer and turkey are prevalent here and their sign is found throughout the property. Black bear is common here too, along with grouse and squirrels. Add to that the ducks and geese that frequent the beaver ponds at the north end of the property and you have a fantastic property for all your hunting or photographing needs.
In addition, the area snowmobile trail currently runs across a portion of the property. Opening your land to the snowmobile trails system is voluntary and can be declined by the new owner if having the trails here is not desired.
The property also directly adjoins over a thousand acres of NYS and County owned public land on both the south and west boundaries, further expanding the opportunity for hunting and hiking from here. The West Side Overland Hiking Trail is nearby also and is a well-maintained local hiking trail system also providing for cross-country skiing in the winter.
A managed thinning of the timber on the property occurred in the past 2-3 years leaving behind a well-groomed trail system and quality residual timber with room to grow in size and value. The trails provide terrific access throughout the property for hiking, hunting and ATV’ing.
Goose Creek flows through the northern portion of the property and is a full-time flowing stream. The NYS DEC stocks trout in this stream annually further downstream from the property and the State has an easement for the public to access the stream and stream banks on either side immediately adjacent to the Creek. The public has no right to be anywhere else on the property.
The front portion of the property would make a great location for camp or campers, being the floor of a former gravel pit operated by the Town. There is plenty of additional gravel here to build, fix or repair as many trails as you could want to have on this tract!
The property is within: 10 miles of Chautauqua Lake for quality fishing and boating; 10 miles of the Chautauqua Institution and 15 miles of Peek N Peak for skiing and much more!
The property is being sold subject to the former owners retained rights in an older oil and gas lease that affects the property. Timber rights will transfer.
