Property Description
This region of the Southern Tier, is characterized by rolling terrain with cropland and woods interspersed between hilltops and river valleys. This property is no exception. Portions of this late 19thth century farm have reverted back to forest and the barn is the last standing structure (although probably not for long). Three phase power is available roadside.
The land characteristics include; ~17 acres of hay field (currently being cut for hunting rites by a local farmer), ~23 acres of woods, ~10 acres of pasture and ~5 acres of wetland. This combination of features is favorable to support numerous game species year ‘round, including: deer, turkey, grouse, woodcock and rabbits. The woods consist mostly of white pine, from saplings to mature trees and areas thick with sapling and pole size hardwoods. There is no evidence of recent timber harvesting, however I would guess that some harvesting was done along the old town road on the southern border ~20-30 years ago.
A tributary to Stony Creek runs through the southeast corner of the property. It is there that you’ll find evidence of a healthy beaver population. Their dam on the eastern boundary is roughly 5’ high. It proved to be a great crossing site adjacent to an old farm pond dike now maintained by the beaver as well. Stony Creek flows southwest into the more popular Butternut Creek, just minutes from the property and famous for large and smallmouth bass, walleye, chain pickerel, rock bass and perch.
This property lends itself to some fantastic recreational opportunities including hunting. Otsego County’s adult buck and antlerless deer take densities fall between 6 and 8 per square mile. An abundance of deer sign was found on this property to support those numbers. I observed two deer grazing in the pasture during my inspection.
In addition, two State Forests and one State Park are just minutes away. Gilbert Lake State Park has more than 12 miles of interconnecting trails for hikers, skiers, snowmobilers and snow-shoeing. Playgrounds and a disc golf course, as well as swimming, boat rentals, boating and fishing are also featured. Gilbert Lake is also home to the New York State Civilian Conservation Corps Museum. Cooperstown and the Baseball Hall of Fame is less than 20 minutes away.
