The property is comprised of about 23 acres of farm fields, 18 acres of forest that has been producing timber for decades, and about 10 acres in mixed brush and open. The farm fields have been producing hay the past several years and are in good shape. The forest is comprised of maple, cherry, some oak, beech, birch, ash and was thinned last about 2 years ago. The forest is in great shape and will continue to produce timber into the future.
The farmhouse is about 1,176 sq. feet in size and was built in 1930. It has not been lived in since 2010 but remains in reasonably good condition for the time it has been vacant. The house consists of a living room (12x 13) with carpet; a sitting room (14×13) with carpet and a pellet stove for extra warmth; kitchen (11×14) with pergo floor and laminate counters; a full bath on the first floor and a washer area at the rear entry by the bathroom. The building has mostly been updated with vinyl windows throughout. On the second floor there are 3 bedrooms (9×13, 13×13 and 14x 11) and a small extra room that would make a good office space. There is a full, unfinished basement with a concrete floor that houses all the mechanicals. A forced air fuel oil furnace provides the heat.
An older machine shed built in 1960 and pole barn build in 1977 are included as well. They are in fair condition and could easily be refurbished to a better condition than they are at present. There is also an old silo that still stands near the collapsed dairy barn.
At present, and as an added feature, the owners have allowed the area snowmobile trail to pass through the property along the west side of the agricultural fields. It eventually ties into an existing gas well road that also crosses the property toward the southwest corner of this parcel.
Ideally located, it is only minutes to Falconer, Jamestown or Gerry. Besides the deer and turkey hunting that exist here, the Harris Hill State Forest is just up the road for all your hunting or hiking needs and the area snowmobile trail is just around the corner on Hanson Road. It is only 20 minutes to either Chautauqua Lake or Lake Erie.
This parcel is being subdivided from a larger property. All oil, gas, mineral and timber rights transfer. The parent parcel is subject to an oil & gas lease. There is no gas well on this property and a portion of the access to the neighboring gas well is on this property.
