Property Description
The property has about 650 feet of road frontage on PA State Route 6 and is also accessed through a gate at the end of North Side Hill Avenue. Electric is available along Route 6.
This is a completely wooded property that had timber harvested several years ago. There is excellent access throughout the entire tract whether on foot or by ATV/RTV. The current forest is comprised of hard maple, soft maple, cherry, red oak, chestnut oak, beech, birch, hemlock and more. While there is little timber value currently, the stands are reasonably well-stocked and the signs of wildlife are abundant.
There is a separate gated entrance along Route 6 that provides access to the west side of the property west of Windfall Run. This stream is a tributary to Two Mile Run which is a well-known local trout stream and is across the road from the property. Windfall Run is listed as a “wild trout” stream by the Fish and Boat Commission. The west portion is also completely wooded and has a gas pipeline that follows the internal road on the property.
There is a gas well on the property east of the creek and the seller does not own the oil, gas and mineral rights and they will not transfer with the property. National Fuel Gas has a right of way to the small tank battery on the property. All timber rights will transfer.
The property is situated at Ludlow between Warren and Kane and is in the heart of the Allegheny National Forest region, close to the Allegheny River and all of hunting, fishing, canoeing, kayaking and ATV riding found in this part of Pennsylvania!
