Property Description
The property is completely wooded with a mix of maple, cherry, ash, beech, hemlock, red pine, spruce and more. No timber harvesting has been done and the forest could be thinned at any time. There is roughly $6,000-$10,000 in timber on the property currently. A stream flows through the middle of the property and a good internal trail system provides access throughout. The property has been used exclusively as a camp for deer and turkey hunting along with relaxation in the non-hunting season by the owners for well over 40 years and is ready to use immediately.
The camp is comprised of a 12’x57’ mobile home (1967 New Moon) with a wood framed 20’x 20’ addition and roof over the mobile home built on to it. It is set on the edge of a lovely red pine stand providing privacy from the road at a point where the pine transitions to the hardwood forest. The mobile home is in reasonable condition for its years and has a full kitchen, living room, dining room, 3 bedrooms and 1 full bath. The addition is used as the main gathering place with a cozy woodstove for heat. The mobile has electric baseboard heating throughout along with a propane fired forced air heat system. An underground 200 amp electric service provides the power.
There is a dug well on site and an older septic system. The sellers have investigated both with the County. At this time, the Sellers are selling “as-is”. The County will require a new well and upgrades to the septic system. Quotes were received from installers and the new drilled well will cost between $6,000-$7,000 and the septic between $8,200-$8,500. As such, the sellers have reduced their original asking price to take this into consideration for this property. They will not be responsible for installing either the well or septic.
The property comes “turn-key” with all furniture, pots, pans, silverware, dishes, etc., so you can start using immediately! All oil, gas, mineral and timber rights are included as well. The property is under a gas lease and the well is on a neighboring property. So, any royalties earned will transfer to the new owner of this property. All property boundaries are clearly marked with survey stakes.
The property is about 3 miles from Chautauqua Lake, Lake Erie is within 15-20 minutes, it is close to Chautauqua Institution, Snowmobile Trails, and more!
