The property has approximately 1,760 feet of road frontage on Globe Run Road and 3,100 feet of frontage on Eberle Road. The main entrance is located at 5126 Eberle Road.

This fantastic camp facility is located just 20-30 minutes from State College, Pennsylvania. With abundant, developable road frontage, completely wooded and beautifully aesthetic camp facilities, beautiful 7 acre pond, developed trail systems and plenty of room to expand, this property makes a great investment for a long-term youth camp, religious or holistic retreat, healing center, or just a wonderful private use camp or hunting and fishing retreat.

Upon entering the driveway past the “Golden Pond” sign at the road, the winding gravel road is a short, but pretty drive to the main complex of buildings. The “Ranger’s House” is a year-round, 6” tongue and groove log home in a wooded setting.  It measures about 1,305 sf and has a full kitchen, living room, 2 bedrooms and 1 full bath.  It sits on a full cinderblock wall basement foundation.  Electric baseboard heating is the primary source for heat.  It also has a separate area for washer/dryer, 200 amp electric, and air conditioning.  The basement is largely unfinished and has a deep sink and a ½ bath.  The lovely wrap-around deck provides views of either the capstone feature, Lake Louise, or of the forest.

Lake Louise is a beautiful, approximately 7 acre pond with a man-made pond dike structure. Lake Louise is loaded with fish and is home to many ducks and geese throughout the year.  It is used primarily for canoeing and kayaking and has a floating dock that is ready for use.  The property comes complete with kayaks, canoes and life jackets to start making your own memories with today!  A color-coded and marked trail system extends around each side of the pond.

Continuing inward, Legacy Lodge is a log-sided, 4,400 sf structure used as both the primary dining hall facility and for overnight camping rentals. It has a capacity of 60 campers.  This building has also been rented for weddings in the past.  The “Schreyer Family Great Hall” is exquisitely done, with hardwood floors on the main hall and ceramic tile at the entrances.  The hand-laid stone fireplaces at each end of the hall, along with the open rafter ceiling, create a warm and awe-inspiring feeling upon entry.  It has a full commercial, stainless steel kitchen that comes complete with everything you need to start serving upon purchase.  Commercial stove, oven, refrigerator and freezer combo, pots, pans, dishware, silver and more are just some of what is included.  See the list on our website for complete details.  A mini-kitchen adjoins the main kitchen and is used by the overnight guests.  The Lodge has a 200 amp electric service and propane heating.

Across from the Lodge is the Palmer Lodge/Tussey Ridge building. This is a manufactured home on a full walk-out basement with a covered stone exterior that blends well with the surroundings.  The building is about 1,450 sf in size with a beautiful covered deck with a great view of Lake Louise.  The main floor has a living room, kitchen, dining area, 4 bedrooms, 1 full bath and one ½ bath.  This level sleeps 24 campers on 12 bunk beds.  The lower level is known as Palmer Lodge-Barree.  This has a main open concept area, bathroom and shower facilities, a stone fireplace and a commercial stove.  The main kitchen area was removed for renovation and has not been replaced.  This area sleeps 26 campers.  There is both electric and hot water baseboard heat throughout.  There is also an oil-fired heating system.  The water storage and chlorination system for camp is also found at this building.

The Craft House is a former 2 car garage on a full walk-out basement. The building is cinderblock construction.  It is currently used for storage and was formerly used for overnight camping.  The lower back wall needs some repair to be able to house overnight campers again.  It has a 100 amp electric service.

The Wald Unit campsite contains 3 wood-frame, 15’x 20’ cabins. Each sleeps 8 campers and have their own decks overlooking the woods and/or Lake Louise.  The bunks are built-in.  The Unit also features the Wald Unit Pavillion (30’ x 40”), with a gas-fired cook top, refrigerator and sink.  The pavilion has water, electric and hot water.  There is also a separate bath facility with 6 toilets and 6 sinks.

The Serendipity campsite offers 7 unique “Cabents”. These half-cabin, half-tent structures are each 8’x 16’ and sleep 4 campers each on cots.  These are wood frame structures with plywood on the lower half and tent material on the uppers.  A metal roof completes each cabent.  The Serendipty pavilion has a gas cook top and seasonal running water.  The adjacent shower-house has 3 toilets and 3 showers and one handicap accessible toilet and shower.  There is 100 amp service to this site.

Unit II campsite has 7 wood-frame cabins, 6 of which sleep 6 campers and 1 that sleeps 8 on built-in bunks. This site has a new underground 100 amp electric service to it.  The adjoining 30’ x 40’ pavilion has a gas cook top and seasonal running water.  The bathroom facility has 4 toilets and 4 sinks.  Showers are located at the shower-house in Serendipity.

The Maintenance building is of pole building construction with metal sides and roof on a full concrete floor and is about 1,200 sf in size. There is a separate office space and ½ bath.  One main overhead door provides equipment entry on a 10’ door.  A 100 amp service is found here.  A deep sink with hot and cold water is found in the main bay, ideal for cleanup after working on the equipment.

The camp is run completely on private water and sewer. A sand mound system is in place and has a two-pump system from the main campus to the mound.  The forest contains mixed hardwoods of oak, maple, cherry and more.  The northwestern portion of the property adjoins Rothrock State Forest, providing even more room to roam.  All oil, gas and mineral rights owned by the Seller will transfer.  The property is being sold subject to the Girl Scouts completing their currently booked camping requests through July 31, 2018.
