This Adirondack parcel is located in northern Warren County, on South Johnsburg Road, ~1.5 miles from the center of Johnsburg and only 15 minutes from Gore Mountain.  The property has 372 feet of paved frontage on South Johnsburg Road, with electric available at the road.

All 270 surveyed acres of the property are forested timberlands, with the exception of ~25 acres of forested wetland.  Timber was last harvested from the property in a commercial sale about 15 years ago; consequently, the timber is fairly well-stocked with future timber revenues assured given proper management.  The hardwood timber is of favorable quality and species, primarily sugar and red maple, with a small component of red oak.  Softwood species include hemlock (which provides favorable thermal cover for wintering deer), white pine (sought for quality lumber), and a minor component of red spruce.

In addition to the road frontage on South Johnsburg Road, access into the property is from a gated dirt road known as Strafford Hill Road, where log landings from past timber harvests provide easy access and a turn-around, as well as development opportunities or a place to park an RV.  Access via Strafford Hill Road is assured by a deeded Right-of-Way Agreement.  This access is also open to adjoining properties.

The property slopes gently downhill ~120 feet in elevation from South Johnsburg Road to the wetlands that bisect the property, and then back up to a height of land of 1320 feet near the eastern boundary.  The gentle terrain offers a great opportunity for recreational development, especially for mountain-biking and cross-country skiing, and the deep, well-drained soils are well-suited to timber management.  Past timber harvests have opened up trail access into the property, allowing for recreational vehicle use as well as hiking, skiing, snowshoeing, and mountain-biking opportunities.

Just off Strafford Hill Road are remnants of the John Thurman Settlement, which include stone foundations, as well as butternut, black locust, and apple trees.

The Town of Johnsburg boasts over 130,000 acres of Forever Wild State Forest Preserve, including the Siamese Ponds Wilderness, which is a 114,000-acre tract of forest preserve offering 50 miles of marked trails and an additional 30 miles of unmarked foot paths mostly used by hunters and anglers.  Trail destinations include mountain peaks and primitive camp sites located on back country waters.  One could walk through this unbroken tract for days and not encounter roads or any other human features.

The property is approximately 1.3 miles from a snowmobile trailhead that is part of the Thurman Connection network of trails, containing 79 miles of trails within Johnsburg, Thurman, and Stony Creek, as well as connecting to trails leading to Speculator, Piseco, and the West Canada Lakes Wilderness in Hamilton County.

Visible from the road frontage to the north is Gore Mountain, the area’s largest downhill skiing attraction, located only 8 miles away in North Creek.  All the necessary amenities can be found in North Creek, including Gore Mountain Ski Resort, dining, groceries, shopping, auto repair facilities, and other tradesmen.

With excellent access into the property, electrical service at the road, and close proximity to additional recreational options, it is easy to envision this property as a recreational and hunting getaway, as well as an opportunity for timber and wildlife management.
