This 27.6-acre surveyed parcel is found in a relatively peaceful, rural neighborhood where you are more likely to encounter the sights and sounds of agricultural activities than industry and traffic.  It consists of ~10.5 acres of relatively flat cropland/hay field, ~4.5 acres of reclaimed gravel pit and ~12.6 acres of mixed species woods.

The cropland/hay field has been leased for alfalfa hay production in the past to a local farmer but is not generating income at this time.  A reclaimed gravel pit is found roughly in the middle of the property.  A mining permit from the Department of Environmental Conservation would be required to re-open this pit for commercial use.  The forested portion of this parcel is a mix of both young and old native hardwoods including; sugar and red maple, aspen, beech, basswood, hickory, oak, cherry, black locust, gray and yellow birch, and ash with scattered hemlocks and white pine.  A small patch of plantation softwoods, scotch and red pine, exists just north of the gravel pit.  A small tributary to Nine Mile Creek trickles through the northwest corner through the woods.  Deer, grouse and turkey signs are everywhere.  With the abundance of food and cover found in the adjacent woods and neighboring cropland these popular game species most likely occupy the area year ‘round.

The 1,073’ of road frontage (with electric available) would enable the owner to subdivide this parcel into 4 single family residential lots.  The deed specifies that: ‘The subject premises shall be used for residential purposes only, and no trailer, mobile home, tent, basement or shack shall be place on, located, or used thereon.  This restriction will run with the land.’  Left as is, the property would make a fantastic site to build a good size house or hobby farm, with barn and outbuildings to accommodate a variety of farm animals, similar to other residents in the neighborhood.  Horses, cows, beef cattle, sheep, and goats would all do well, grazing on the nutritious alfalfa growing in these fields.

This property is within a 20-minute drive of Syracuse and 1.5-hour drive of Rochester, two of the major metropolitan areas of the State.  From this location you are never more than a couple hour’s drive to recreational hotspots including: Lake Ontario, The 1000 Islands, Tug Hill Plateau, Adirondacks, Catskills, Finger Lakes and Canada.  Overall, a beautiful part of Central NY, with an abundance of employment and recreational opportunities as well as a wholesome place to raise a family.
