This property has a decades-long history of proper long-term forest management.  The front portion of 119 acres is completely forested.  A cruise done by Marc Bliss in 2020 shows a volume of approximately 651,535 boardfeet, or over 5,475 boardfeet per acre.  It is comprised of black cherry (33%), soft maple (31%), hard maple (21%), red oak (9%) and white ash (2%).

This portion of the property is enrolled in the NYS Forest Tax Law 480-a program which provides a significant reduction in tax assessment in exchange for proper forest management administered by the landowner, a forestry consultant, and overseen by the NYS DEC.  The property has been continuously enrolled since 2001 and FORECON, Inc. has been managing the timber.  All of the improvement and/or herbicide work that was needed over time has been done.  No other improvement work is currently required under the management plan.  The next timber harvest on this portion of the ownership is currently scheduled for 2028.

The long-term forest management history has created the necessary network of roads, trails and log landing, making it easy to work at any time.  Boundary lines are blazed and painted and are easily found and navigable throughout the property.

The most easterly tax parcel is 48.75 acres in size, has a history of proper forest management, and just recently had a timber sale made to recover the white ash from it.  A cruise made by FORECON, Inc. in October 2017, with data grown forward and adjusted for this harvest shows a volume of approximately 264,458 boardfeet, or 5,424 boardfeet per acre.  It is comprised of soft maple (38%), black cherry (32%), hard maple (19%) and red oak (8%).  This parcel is not enrolled in the 480-a program, so it can be harvested at any time.  Boundaries are easily found here as well as all are painted from adjoining owners.  The final bulldozing of internal trails from the recent harvest will be completed shortly.

All oil, gas and mineral rights are in-tact and will transfer to the buyer along with all timber rights.  The property also adjoins NYS Forest land along the entire east boundary.  The 480-a transfers with title and the new owner will be subject to following the plan and work schedule long-term.  Questions regarding the 480-a program should be directed to Brian at Timberland Realty.

Quality hunting opportunities for deer, turkey, bear, squirrel exist here and the property is currently leased for hunting.  The lease can either be canceled or transfer with closing.
