The property has approximately 1,320 feet of road frontage on Cross Road and approximately 528 feet of frontage on Phillips Brook Road. Both roads are fully-maintained, four-season roads at this location.

The capstone to this ownership is the lovely 5+ acre pond with island located on the eastern side of the property and a short walk or ATV ride from the camp.  The pond has plenty of fish and is also a key attraction for both resident and migrating ducks and geese.  So, besides terrific deer and turkey hunting, you can add ducks and geese and have it all in one location which is hard to find in this area!

The property is ideally located within a short walk to NYS Lands both east and south of the property.  Being south of Randolph, it is also close to Holiday Valley, Allegany State Park, and the myriad of snowmobile trails in the region.
