Property Description
The property has about 2,100 feet of road frontage on Stockton-Cassadaga Road. There is no electric available at the highway. This tract is completely forested with a small opening near the road front which is an ideal place to camp or park a camper to fully enjoy this interesting property. The forest is dominated by hemlock, cherry and soft maple along with other hardwood species. There is no doubt that the deer and turkey enjoy the habitat diversity here as their evidence is consistent throughout the entire property.
The entire tract is listed on the NYS DEC maps as wetland. This is, however, a fully wooded wetland which is wet during the wettest parts of the year in pockets on the property and drier during the warmest part of the year. You can walk to all parts of the property and are not impeded by water as it is not a swamp!
Besides the great hunting, the other keynote here is the more than 1 mile of frontage on Cassadaga Creek. Cassadaga Creek comprises the entire west boundary of the property and is generally stocked annually by the DEC with brown trout. It is a nice, underutilized local fishery that does not get much fishing pressure. Many decades ago, a prior landowner gave the State deeded fishing rights for the public to fish the stream through this property and to be able to walk within 33 feet of the stream on the adjacent streambank.
The property is currently leased for hunting and that lease will be canceled upon the sale of this property. In addition, the seller does not own the oil, gas or mineral rights as they were reserved by a prior owner. Boundary lines are blazed and painted blue and posted by the leasee.
The property is close to Cassadaga Lake, Bear Lake, Chautauqua Lake, Lake Erie and the area snowmobile trail system. Additional NYS Lands are nearby as well.
