Property Description
The property is a nice mix of transition from brush & apple to hardwoods down closer to the road to poletimber sized trees in the central portion to more mature timber higher up on the hill. The forest has been professionally managed for many years, resulting in a quality timber component where thinnings have been made. The last harvest was made about 5 years ago leaving a beautiful stand of maple and cherry timber on the east end of the property. Hard maple is the dominant species here accounting for about 60% of the volume. Cherry, soft maple and ash are the other predominant species with a mix of other species in lesser quantities. Current timber stocking is estimated at 488,920 boardfeet, International ¼” log rule. With proper management this property will provide income long into the future.
There is an existing internal logging road system that is ideal for hiking, mountain biking and ATV’ing and provides ample access throughout the tract.
This matrix of cover types is providing abundant food and cover for deer, turkey, grouse and other non-game species. Evidence of deer and turkey is abundant, particularly on the lower half of the property where the heavier cover of brush and apple trees adjoins the more open woods. A small tributary stream to the West Branch Tioughnioga Creek begins on this property in that section and provides a needed water source for wildlife on this property.
Besides the quality habitat for hunting, the West Branch Tioughnioga Creek is across the road a short distance from the property providing fishing opportunities for brown trout and brook trout; the DeRuyter Reservoir is just minutes away with fishing for walleye, pickerel, bass and panfish, along with being in close proximity to Cazenovia Lake, Otisco Lake and Skaneatelas Lake; abundant NYS Land is close by as well as multiple ski areas and the local snowmobile trail system.
The property has approximately 1,030 feet of road frontage on East Keeney Road. There is electric available at the northwest corner across from the property.
