The property has a 20 foot wide deeded, drivable access from Hardy’s Road.  At the entrance to the property there is a 30’x40’ metal sided garage which has two overhead doors and a new metal roof.  Upon entry, there is a small garage and work area with a gravel floor and a small camp area that has been constructed inside the garage.  There is no electric at the property; there is, however, a 7,000 watt diesel generator that provides power for the garage and camp.  In addition, there is also a water well that is 49’ deep.  The well was drilled in 1995.  There is a hydrant well inside the garage.   The camp consists of a living room with wood burning stove, kitchen/dining area, bathroom with shower stall and one bedroom with multiple beds.  The water is not currently connected inside the building but can easily be done.  The camp is unfinished on the interior but is insulated and covered with drywall on the walls and OSB on the ceiling and floors.  The camp has about 800 sf of total living space, providing adequate comfort for your weekend or hunting retreat.

The property is almost entirely wooded.  The timber was last cut in 2003 and was a thinning promoting growth of the best timber.  The valuable timber on the property consists primarily of black cherry, hard maple, white ash, soft maple, hemlock, white pine and more.  There is an excellent internal trail system throughout a portion of the property, ideal for hunting, hiking, atv’ing, snowmobiling and more.  A former railroad right of way access passes through the property which is currently used as part of the area snowmobile trail system.  The internal trail system provides great access to the snowmobile trail.

This property has excellent hunting for deer, turkey and grouse.  Corn is currently planted on the adjoining fields at the front of the property.  Deer sign is abundant with major deer trails clearly evident throughout the property.  The mixed habitat types are ideal and the owner also has created two food plots for deer on the property.  There are two small ponds as well, one that provides for swimming and fishing and the other as a water source for the abundant wildlife found here.

Portions of the property are labeled as NYS wetlands.  The wetland area is a wooded wetland and is not an impediment to the property as this is a seasonally wet area.  Deer trails are incredible here.  The owner has tree stands across this area and reports regular sightings of excellent bucks in this zone.  There are also some open water areas that provide hunting opportunities for waterfowl as well.

All oil, gas, mineral and timber rights will transfer with the property.  There are no current gas leases affecting the property.  The property boundaries are well marked by posted signs.
