The ‘Pine Cone Lodge’ property, with its white marble stone driveway bordered by a cedar split rail fence, bountiful fruit orchard and vegetable garden, adjacent to the well maintained and neatly landscaped home, garage and guest cabin initially struck me as a modern-day version of an Adirondack Great Camp.  This 110-acre property and the 1,732 square foot, off-grid home (built in 2009) was originally intended to serve as a seasonal recreational/hunting camp for the Christopher’s family and friends.  As the years passed and improvements continued, they decided to make this ‘oasis in the woods’ their three-season home.

The one story, 3-bedroom, 2 bath, home and 3-bay garage were constructed using 2” x 6” framing lumber with fiberglass insulation and exterior log siding, resulting in the ‘cabin style’ look they desired with a higher insulating value.  The major source of heat is the woodstove located in the open concept design great room.  A propane wall mounted heater is a reliable backup when only a slight chill is in the air.  Propane is used for refrigeration, hot water, clothes drying, cooking and backup power generation.  In addition, propane wall lamps are located in every room.  A 15-kilowatt solar system, with State-of-the-Art controls, provides more than enough power to meet current electric needs.  A 385’ deep well provides cold, crystal-clear water, not requiring any form of treatment.  The open, covered, front porch and partially shaded rear deck with barbecue, are handy for entertaining friends and family.  Interior finishes are a combination of hardwood and ceramic floors, tongue and groove pine cathedral ceiling in the great room and painted sheetrock walls and ceilings throughout the remainder of the interior.

The 288 square foot guest cabin with loft features solid log construction.  It is fully wired for electric, has no plumbing or heat, and the interior is partially finished.  The owners plan to continue working on the cabin interior.  Both structures are being sold unfurnished, however interested parties may negotiate for any items they would like to purchase.  Kitchen and laundry appliances are included in the sale.

Access to the property is via Powerline Drive, a private deeded R-O-W, approximately .7 miles in length from the French Settlement Road.  A neighboring year ‘round resident currently plows this portion of the road, as well as the owner’s driveway during the winter months.

The property was previously a sugar bush and is completely wooded except for a few beaver meadows along Kimball Creek where many wonders of nature are witnessed from a screened-in gazebo.  It is a popular gathering place for family and friends to play cards, visit and barbecue.  A timber harvest was conducted about 15 years ago by the previous owner which removed the majority of the mature timber.  The predominant species found on the property include: sugar and red maple, black cherry, yellow birch, white ash, beech and hemlock.  Most of the residual trees present are in the sapling, pole and small sawtimber size classes and appear to be doing well.  Many of the skid trails created during the harvest are in great shape and make excellent x-country skiing, snow-shoeing, snowmobiling, hunting, hiking and ATV trails.

This property is very productive for big game hunting.  Seven food plots were developed across the parcel as a result of the owner’s appreciation for deer hunting, especially by bow.  Forage crops planted include; clover, chicory, soybean, burnet and brassica.  Based on the abundance of both native and planted food resources, water, cover, and physical evidence, whitetail deer, black bear, snowshoe rabbit, ruffed grouse, turkey, fisher, bobcats, coyotes and a mixed bag of waterfowl either live on or frequent the property.

A separate 9.1-acre parcel that adjoins the 20,412-acre Jadwin Memorial State Forest is being sold separately and may be negotiated for by parties interested in purchasing the entire ownership.  It features a 384 square foot rustic hunting camp with open porch and wood stove.  Kimball Creek, a year ‘round trout stream flows through the northern end of the 9.1-acre parcel.  The owner installed a bridge to cross the stream in that area for ease of access to the State Forest.  If a party interested in purchasing the 110 acres does not want the 9.1 acres but desires access to the State Forest, the portion of the parcel with the bridge will be separated from the smaller parcel, surveyed by the owner and included in the sale of the 110 acres.  Access to both snowmobile and ATV trails is just minutes away.  The French Settlement Road is open to both ATV and Snowmobile traffic.

Last but not least, the owners prepare for their winter sport of Shuffleboard on their own personal court, complete with pergolas, located behind the car garage.
