This 1,176 sf, 3 bedroom, full bath, vinyl sided, steel roofed home, custom built in 2005, was originally going to be the off grid, full time residence of the owners. With that in mind they hired local craftsmen to build using the highest standards of quality and energy efficiency, demonstrated for example in the beautiful custom oak cabinetry, Anderson windows, insulated steel exterior doors and hand crafted solid pine interior doors.  The ‘super insulated’ features are less easily seen but can be attested to when the Empire gas wall heater fires up during the cooler months of the year.  “Little John (2000 watt) and Big John (5000 watt)” Honda generators are hard wired to the home via an underground line to a separate building.  They provide the juice for the clothes washer, smaller appliances and lights, while lp gas runs the cooktop/oven, refrigerator, water heater, forced air furnace and clothes dryer.  A few solar panels might be the ultimate addition to this already energy efficient home to round out any future requirements.  The water from the 130′ drilled well is plentiful, cool and crisp.  A softener was added to the system to remove iron for washing and bathing.  Decorating and furniture schemes seem to be infinite with the open floor plan of the kitchen, dining and living rooms.  The cathedral ceiling with inset lights and ceiling fan gives that space a bright open atmosphere, especially welcome during the darker months of the year.

The jewel of the property to me are the woods that have been carefully manicured by the owners. Past thinnings focused on the removal of low grade and poor quality trees to concentrate growth on the more valuable cherry and maple.  My estimate of the sawtimber’s current value is just over $12k.  The trails that meander through the woods provide ample opportunity for hiking, pet walks, x-country skiing, snow shoeing and ‘on property’ atv use for minors.

The Fish Creek Road is a plowed snowmobile road with direct access to Secondary Trail S87 which connects to the Main Corridor C8 trail. It is also an open atv/utv road as are most of the secondary roads in the Town of Croghan.  Travel roughly a mile or so to the east and enter the Adirondack State Park where you’ll find thousands of acres of state land to hike, hunt and fish in backwoods ponds, lakes and streams to your hearts content, all for free!  Slide a canoe or kayak into one of the many nearby reservoirs to explore remote bays and fish for smallmouth bass, tiger muskies, walleye, n. pike, bullhead and yellow perch found in the cool mountain waters of the Beaver River.

There is much to see and do here in Lewis County and this may just be the perfect place to return to after a fun filled day!
