Property Description
This property is almost entirely wooded with a great mix of wood from late brush stage to more mature forest. The forest is comprised primarily of maple, ash, cherry, beech, birch, hemlock and more. The back half of the forest is a more commercial timber woodlot that has been managed over time. There is some good quality timber on this part of the property that is younger and developing nicely and will produce income from future thinnings.
The front half of the property is mixed between brush that has transitioned into young woods, creating ideal cover and habitat for deer and turkey. There is much evidence of both throughout the property. There are several travel corridors in this area and, with a little work and few trail cameras, someone will capture a quality deer here on camera.
There is excellent access throughout the property via an internal logging road network. Since the terrain flat to gently rolling, it is easy to walk or ATV to most anywhere on the property. There is an existing gas well toward the back of the property and the former logging road that begins at the road front goes all the way to the well. This is not the gas well road, so this road is not shared with the gas company. The gas well road is located on the balance of the property that the seller will retain, but the well will transfer to the new owner of this property. In addition, the gas well comes with the right to use up to 200,000 cubic feet of gas for a dwelling on the property.
The property is within a mile of area snowmobile trail system and is about 2 miles from NYS Land for public hunting and recreation (Stockton State Forest on Coes Road). It is about 4 miles from Chautauqua Lake and about 15 minutes from Lake Erie, making this property an ideal location for your future home or camp!
