Property Description
The property has approximately 20 acres of open field that is reverting back to woods and 79 acres of hardwood timber with hemlock stands and a small red pine stand. This diverse habitat creates endless opportunities for many different game and non-game species alike. Having this much open land also gives many opportunities for potential building sites to enjoy the excellent view to the east.
There is no lack of sign for deer, turkey and grouse throughout the entire property. The edges of the open fields are loaded with apple trees and brush, perfect for upland bird habitat. This early successional habitat also acts as a magnet for song-birds and other critters. It also directly adjoins the 2,700 acre Highland Forest owned by Onondaga County which boasts miles of connected trails that can be used for hiking, horseback riding, snowmobiling, snowshoeing, skiing and mountain biking. An annual pass to access the trails and entire park can be obtained for you and your family to enjoy the park during all four seasons. You can also obtain a permit to hunt archery in Highland Forest which is rarely used by other hunters.
Access to the property is gained via a gate and gravel driveway that will lead you through the field to the woods with a four wheel drive vehicle. You can follow the existing network of logging trails to box blinds and shooting houses that are strategically placed throughout the woodlot in areas of heavy traffic.
The property is also enrolled in the 480a real property tax law which promotes sound forest management while providing a tax exemption to the landowner and it shows in the quality of the timber found in the woodlot. The woodlot consists of maple, black cherry and white ash. It is also scheduled for a timber harvest in 2025 throughout much of the acreage. Aside from all of the other positive attributes this property is set up to accrue volume and value in the woods.
It is located just over a mile from 557 acre DeRuyter Reservoir which has a public boat launch and has many species of fish including walleye, largemouth bass, pickerel and sunfish. You are also minutes from Toggenburg and Labrador Ski Resorts as well as thousands acres of public land well known for whitetail deer, turkey and small game.
