Property Description
This well-kept, two bedroom, one bath, seasonal cottage, is situated on nearly one wooded acre, with approximately 180’ of frontage, on the eastern shore of Chase Lake, just ten miles from the nearest village. The cottage is nestled within the beautiful pines that surround the Lake. Exterior building and site characteristics include; a concrete block foundation, wood framing with recently stained cedar siding, a new painted steel roof, 100 amp. electric service, a 20’ deep, driven point (with new pump) and a one thousand-gallon concrete septic tank with leach field and dry well. Tools, supplies and recreational items are stored beneath the porch, or in a small open shed. A patio with barbecue grill and picnic table near the entrance door is where many meals are prepared and eaten. At the end of the short path to the lake is a wooden dock that extends ~25’ into the water.
The kitchen and bathroom were recently remodeled. Cherry cabinets and stainless-steel Whirlpool appliances, including microwave, cooktop-oven and refrigerator add warmth and beauty to the kitchen of this 54 year old structure. Maple hardwood flooring is found throughout the interior while hard pine flooring was chosen for the former screened porch floor which was enclosed to extend its seasonal use. The cottage is heated with electric baseboard, however on cooler nights the popular gathering place is around the living room fireplace. It is not heated through the winter, so winterization includes; disconnecting the jet water pump, draining pipelines and the hot water heater and placing antifreeze in the toilet. The cottage is being sold un-furnished, however the ability to purchase the furniture is negotiable.
All persons owning shore frontage on Chase Lake are members of The Shore Owners Association of Chase Lake, Inc. Annual dues are $200. The Association is responsible for road maintenance, stocking the lake with fish and enforcing regulations.
Chase Lake is a private non-motorized lake. Kayaks, canoes, row boats and paddle boats are common sights most days during the summer. A paddle boat, row boat and canoe are included with the sale. Fishing enthusiasts will be pleased with the variety of fish that inhabit this lake’s clear, cool water. The most common are: Pumpkinseed Sunfish, Rock Bass, Bullhead, Smallmouth Bass, Walleye, Largemouth Bass, Yellow Perch and Chain Pickerel.
Chase Lake is within the 76,000 acre Independence River State Forest, a renowned playground for outdoor enthusiasts. If you like to; hike, canoe, kayak, swim, snowshoe, ice fish, hunt, trap, fish, ride horses (on the popular NYS ‘Otter Creek Horse Trails’), atv’s or snow-sleds, or just enjoy the solitude, sights, sounds and fragrance of the great outdoors, you’ll find it around, or near the friendly waters of Chase Lake.
