Property Description
The property is almost entirely forested, except for several acres adjoining the main access into the property that also directly adjoins Jackson Run stream. The open field area adds a nice feature to the property as it would be easy to use for camping along the creek, pulling a camper onto the property, or possibly building on some of the higher ground nearby.
The forest is comprised of maple, cherry, ash, oak, hemlock, white pine and more. A timber inventory was made by FORECON, Inc. in 2016 that shows a volume of 422,399 boardfeet of timber, Doyle log rule, at that time. No harvesting has been done since the inventory was completed. The last timber harvest was made completed in 2014-15.
There is an excellent internal network of roads and trails that provide access throughout the entire property. ATV’s can easily run the roads to get you to the best spots on the property for your hunting pleasure! Deer, bear and turkey are common residents here along with good trout fishing in Jackson Run.
There is an adjoining property that has rights to a spring on this property dating back to 1942. It is unclear if this spring is being used, but it is an encumbrance on the title and bears mentioning.
The tract is ideally located close to all of the best recreational opportunities in Warren County. The Allegheny River is just minutes away for your fishing, canoeing and kayaking pleasure. Thousands of acres of the Allegheny National Forest is also just minutes away to take in some terrific hiking, camping, mountain biking and ATV accessible trails.
