Property Description
This property has great hunting and/or development potential. There is a thriving deer population in the area that finds the resources on this and neighboring properties much to their liking. The tree stands found in strategic locations throughout the property, are testimony to the popularity of the sport in this area. Besides the quality mix of native trees and shrubs that provide abundant food and cover, the local farm fields planted in corn and soybeans are the additional resources that keep wildlife in the area year ‘round.
The wooded and partially wooded areas of this reverting agricultural land include a variety of wildlife favored vegetation, mostly in the form of small, non-commercial trees and shrubs including; red and white cedar, apple, hawthorn, buckthorn, honeysuckle, hophornbeam, dogwood, box elder, sumac, willow, and alders, as well as seedling to medium sawtimber size commercial tree species including; soft, silver and sugar maple, elm, hickory, oak, cherry, basswood and ash. In 2016 a small area of sawtimber was marked, but not harvested, and is not under contract to be harvested. An un-named stream passes through the northern section and is obscured by the surrounding marsh, making it difficult to access the small patch of woods in the northwest corner during the warmer months of the year. Boundary evidence, in the form of paint, blazes and posters, is found along old fence lines, often dotted with rocks and boulders cleared from farm fields a century or more ago.
Hunting, trapping and fishing are permitted on the 526 acre NYS Black Pond Wildlife Management Area that is adjacent to the north boundary. Swimming, camping and hiking are some of the activities available just a mile away at the Southwick Beach State Park. The Stony Creek Boat Launch is the nearest Lake Ontario public launch site. The Lake is famous for its fantastic salmon fishery. Some of the best snowmobiling in the Northeast is found just minutes away on the Tug Hill Plateau.
This would be a great property for a family or group to enjoy a variety of Lake Ontario area outdoor activities and to build one or more houses or camps. There is no doubt that this property will be very productive for deer hunting as game sign and resources are abundant. This site is central to numerous other great destinations including; The St. Lawrence River/Thousand Islands, The Salmon River Reservoir, Oneida Lake, the Adirondacks and Canada. Syracuse is about 1 hour south and Watertown roughly 25 minutes north. Don’t miss this chance to own this diverse property uniquely situated with development potential and so many diverse outdoor recreational opportunities nearby.
There is approximately 900’ of road frontage along the year ‘round, paved Benton Road and electric utilities and cable phone services are available roadside.
