Property Description
There is approximately 3 acres at the road front that is primarily open and ready to build your home or camp on. The balance of the property is a mix of open/brush areas and woods. A small amount of timber was harvested last in 2014-15. Access is excellent throughout the property on an existing network of old logging and farm trails.
This property has been used by the family as a primary white tail deer hunting parcel. This area is known for big bucks and many have been taken from this area. Several box blind stands exist in some of the best places. The forest and wooded wetland areas provide ample food and cover which is why the deer are plentiful here. The forest is comprised of maple, ash, cherry, hemlock, swamp white oak and many other species. The forest is well stocked. A portion of the property is mapped by NYS DEC as Wetlands meaning that there is a high water table at certain times of year, particularly in Spring. It is not a swamp and you can access the majority of property on foot or ATV on the trails.
The other significant feature to this property is the nearly one mile of frontage on Cassadaga Creek. This is a fishing and canoe/kayak stream course which is also on what is known as the Cassadaga and Conewango Waterway Trail System as an interconnected canoe and kayak trail. Ducks and geese use this waterway so it doubles as a great place for waterfowl hunting in the Fall.
The property is found just off the Falconer Exit of I-86, so it is close to everything and easily accessible at all times of the year. The tract is only minutes from Chautauqua Lake, Chautauqua Institute, Amish Country, Wine Country, Ski areas at Holiday Valley and Peek-N-Peak are both 30 minutes away, it is close to the Snowmobile Trail System, and much more. This is a unique offering in this area and at this price will move quickly!
