There is abundant deer and turkey sign throughout the property and there is also a solid black bear population in this area. The deer trails are abundant and the internal road system provided ease of access to the best hunting locations on the property.
There are no oil or gas leases currently affecting the property and all oil, gas, mineral and timber rights will transfer to the new owner.
The Seller owns an additional 48.12 acres that adjoins this property to the east and which also contains the right of way road he is providing as access. He is willing to sell this property, provided that he holds the timber rights for 10 years. He does not plan to cut this tract currently until near the end of the 10 year term. The asking price for this parcel is $45,000. This piece also directly adjoins NYS Land, has the internal road system and the log staging area which would also be a good spot for a camp or camper.
