All oil, gas, mineral and timber rights transfer, including the royalties from the gas well which currently pay about $150/year. There is no free gas right in the lease so free gas is not available.
The property is in a great location with Harris Hill State Forest only 1.5 miles away for additional hiking, hunting, mountain biking and horseback riding trails. Chautauqua Lake is a 15-20 minute drive and Lake Erie is about 30 minutes, providing some of the best boating and fishing opportunities in the region.
