64.86 acres of southern Adirondack forest, only 10 miles from Warrensburg, 21 miles from Gore Mountain, and 4 miles from the center of Stony Creek, where the world-famous Stony Creek Inn is located. This parcel offers great recreational opportunities, with its many woods roads and trails, as well as terrific potential for building a homestead, farm, or retreat.

Located in the Town of Stony Creek, this property is a short drive from Warrensburg, Hadley, and Saratoga. Access is from Dartmouth Road (CR 76), a year-round paved road maintained by Warren County. There is ~1,400 feet of frontage on Dartmouth Road, with one dedicated access point, which is level and expansive for development. The length of frontage, combined with the evenness of terrain, provides the possibility of subdivision. This parcel is zoned under the Adirondack Park Agency Rural Use, which allows for 8.5 acre lots. The town of Stony Creek requires building permits. A single-phase electric Right-of-Way passes through at the front of the property, making electric hookup easy and cost-effective.

The highest point of elevation is 1,480 feet at the southeast corner, and the lowest point at 1,340 feet at the northeast corner. Given the gentle terrain, the property offers the potential to grow quality timber, multiple areas for food plot placement, and varied agricultural opportunities. The property has a history of agricultural use, as indicated by the presence of barbed wire, stone walls, stone piles, and timber species indicative of past agricultural practices. According to the soil survey, there is a small area (~ 2.5 acres) in the northeast corner of the property that is designated as Farmland of Statewide Importance.

There are two small wetlands on the property associated with a seasonal stream that feeds into a beaver pond adjacent to this parcel to the east. The seasonal stream and small wetlands offer aesthetic features, as well as benefits to the variety of wildlife indigenous to this area.

The Town Line Forest offers recreational opportunities for all seasons. The property is located in the northern zone for hunting (DEC Region 5), as well as wildlife management unit 5H. Hunting opportunities are diverse, including deer, bear, and fall and spring turkey, as well as grouse and snowshoe hare. Canopy openings created by past timber harvesting have created suitable areas for food plot and deer stand placement.

The timber resource is dominated by white pine, hemlock, and mixed hardwoods (maple, red oak, and beech). The standing timber offers the opportunity for a future, modest timber harvest and long-term forest management, as well as an endless supply of firewood for home use. The property could be enrolled under Real Property Tax Law 480a, which could reduce the assessment by 80% and, correspondingly, the school, county, and town taxes.

The Town Line Forest is a short drive from Lake Luzerne, Hadley, and Warrensburg. It is under an hour from Saratoga Springs, less than 1.5 hours from Albany, and about 3.5 hours from NYC. In addition to the recreational opportunities, this property has excellent potential for development into a farmstead and permanent residence in a great rural area.
