Property Description
The property has approximately 22 acres of open field that is reverting back to woods and 40 acres of hardwood timber. This diverse habitat creates endless opportunities for many different game and non-game species alike. Having this much open land also gives many opportunities for potential building sites to enjoy the excellent view across the valley.
There is no lack of sign for deer and turkey and grouse with abundant game trails throughout the hardwoods and along the edge of the drainages. The edges of the open fields are loaded with apple trees and brush, perfect for upland bird habitat. It also directly adjoins the 9,400 acre Charles E. Baker State Forest which boasts over 100 miles of connected trails that can be used for hiking, horseback riding, snowmobiling, snowshoeing, skiing and mountain biking.
Access to the property is gained via a gravel driveway that will lead you through the field to the woods with a four wheel drive vehicle. Once you enter the woods there is an existing network of logging trails that can get you to all corners of the property on your ATV and will also help facilitate harvesting the mature timber that is present throughout the woods. The main species of mature timber is white ash that can be harvested right away.
It is located only 10 minutes from Sherburne which boasts excellent options for dining. Being in Chenango County you are close to nearly 80,000 of public lands for your use year around. If you are a baseball enthusiast the Hall of Fame in Cooperstown is less than an hour from the property.
