Upon entering the parcel, there is a level field that was at one time used for agricultural purposes, as is evident by stone foundations and apple trees.  This area would be well-suited for an off-grid home or camp, adjacent to Collins Brook and with views of Collins Mountain.

Collins Brook, the most prominent feature of the parcel, runs along the length of the eastern boundary.  Collins Brook merges with the Hudson River approximately 1500 feet downstream.  Beavers are active on Collins Brook, creating small pools along its length.  Given the pools and eddies, this brook can harbor a variety of fish species.  The Hudson River can be accessed off of River Road, ~1.3 miles from Collins Brook Retreat, through a parcel of State Forest Preserve Land.

The property offers a mix of tree species including oak and maple, white pine, spruce and fir in the lowlands.  Terrain is variable with small valleys and ridges along the western boundary. Seasonal streams exit these valleys feeding Collins Brook.

This property offers recreational opportunities for all seasons.  The property is located in the northern zone for hunting (DEC Region 5), as well as in wildlife management unit 5H.  Hunting opportunities are diverse, including deer, bear, and fall and spring turkey, as well as grouse and snowshoe hare.

The Collins Brook Retreat property is isolated within a lightly-populated block of land, mostly private holdings, of about 8,000 acres.  At the same time, it is conveniently walkable or bikeable to the center of North Creek.  It is a short drive of just over an hour to Saratoga Springs, 1.5 hours to Albany, and 4.5 hours to NYC.  In addition to the recreational opportunities offered by the property and surrounding region, the Collins Brook Retreat parcel would be a great spot for an off-grid home or camp.

Local Directions: From Exit 25 on I-87, take State Route 8 west for 11 miles to the intersection of Routes 8 & 28 in Wevertown. Turn right onto Rt. 28 and proceed 4.2 miles. Bear right onto Main St., past Cunningham’s Ski Barn. Continue for 1 mile, and then turn right on River Road. Proceed 1.6 miles. Access is on RHS, see flagging. Note that River Road is seasonally-maintained past #1373 River Road. The access is about 3/10 mile past this point.
