In 2005 the owners found the perfect location to build their recreational getaway cabin.  It was within the Wild River Forest Subdivision, with ~325’ of frontage on Little Black Creek in Oneida County.  The following year they contracted with a log cabin kit company to build their one story, 3-bedroom, 1 bath, 920 sf log cabin.  It has an asphalt shingle roof, energy efficient windows and pressure treated pier foundation.  Interior features include; hardwood cupboards, laminate countertops and cathedral ceilings run the full length of the cabin.  Appliances include a Frigidaire refrigerator and washer/dryer unit, GE microwave and cooktop/oven and it comes fully furnished.

There is nothing that will take the chill out of your bones like an indoor woodstove and the Vermont made Hearthstone (soapstone) stove that comes with this cabin will do just that!  Ceiling fans in the kitchen and living/dining room help circulate the heat throughout the cabin.  A propane wall heater in the living/dining room suffices during warmer seasons.  Abutting the entrance side, east side and master bedroom portions of the cabin are covered porches from which you may choose to relax in one of several ‘Adirondack’ chairs and enjoy the musical talent of the many song birds, frogs and other vocal creatures that inhabit the area. There is a small deck outside the rear door which is handy for grilling.

Adjacent to the cabin is a detached, 576 sf, board and batten sided, shingle roofed, 2 bay, pole barn style garage with a 144 sf shed roof addition with more than enough space to store recreational and maintenance machines and accessories.  Entrance to the garage is through two wooden barn style doors and one standard size steel door.  Both house and garage are fully wired with 100-amp service.  Power and communication lines were buried to each parcel shortly after owners began to build on their lots.  A Generac 16 Kilowatt ‘Quiet’ Generator behind the garage takes over during power outages.

As members of the Wild River Forest Property Owners’ Association, Wild River Run Road maintenance and snow plowing is handled through annual dues of $415.

There are only a few sites in the subdivision that have been fully developed and there is no sign of any construction activity across the creek.

Little Black Creek is a tributary to the Black River with a wild brook trout population.  It is characterized by a series of rapids, sporadic boulders and occasional deep pools.  The portion adjacent to the property is approximately 75 to 100 feet wide and calm, an excellent site for swimming, to launch a canoe or kayak, and for kids to fish from shore.  The beautifully wooded hemlock and hardwood mix along the creek bank, shields a small bonfire site where family and friends can roast hot dogs and marshmallows while enjoying the sights and sounds of the nearby stream.  Little Black Creek is also a public fishing stream, meaning the public has the right to access the creek from a public road and walk along the shore for fishing only.

The property is just outside the Adirondack Park, but well within reach of all the outdoor recreational opportunities found within the Black River Wild Forest including; hiking, biking, fishing, swimming, boating, snowmobiling, hunting and primitive camping to name a few.  The NYS Thruway is 30 minutes south near Utica for quick access to all points east and west in the state.  More ‘touristy’ activities are found in the Old Forge area just 30 minutes north.  With everyone looking for more ‘space’ these days, I suspect this property won’t be on the market long!
