This 5.1 acre fully wooded parcel is part of a five-parcel subdivision, surveyed in ‘92 and purchased by the current owner in ‘93.  It has over 1,000’ of frontage on Fish Creek Road which is gravel and maintained year ’round.  A woods road, approximately 400’ in length, through a heavily treed forest brings you to an opening in the canopy where a small, wood framed, 15-year old, one story with loft, cabin sits up high on concrete piers.  Painted forest-green T-111 siding and a new (2015) grey-brown, asphalt shingled roof are characteristics of the dwelling that help camouflage it from passing traffic.  Both first floor and loft are open, there are no interior walls.  It is uninsulated and the interior largely unfinished, although the walls have been covered with plywood sheathing.  There is no plumbing with the exception of a sink that channels dishwater outdoors.  An outhouse is located within 75’ of the back door.  It is ‘lightly’ wired for electric provided by a gas generator (not included).  Electric utilities are not available roadside.

‘R & R’ was the main reason for building this secluded, wood heated, 480sf cabin on the back central portion of the lot, just barely out of sight from the main road.  It’s small, but will sleep 10 people comfortably.  An 8’ x 16’ screened in porch and back yard with bonfire pit are extra features that provide additional options for outdoor enjoyment.

The woods are a mix of both hardwoods and softwoods with predominant species including; black cherry, sugar and red maple, yellow birch, beech, red spruce and hemlock.  The forest has been kept in a relatively natural state.  The diversity of trees, young and old, large and small, invites a variety of animals to the area.  Hunters and outdoor enthusiasts alike would be excited to see all the signs including; deer rubs, scrapes and droppings, bear claw marks on beech trees, turkey scratching in the duff and song birds flying about.

Deeded covenants were developed to help maintain the natural characteristics of the area and provide some mechanism to respond to unwanted development (they are attached as a separate document in the listing).

The Fish Creek Road is a plowed snowmobile road with direct access to Secondary Trail S87 which connects to the Main Corridor C8 trail.  It is also an open atv/utv road as are most of the secondary roads in the Town of Croghan.  Travel roughly a mile or so to the east and enter the Adirondack State Park where you’ll find thousands of acres of State land to hike, hunt in remote areas of your choosing and fish in backwoods ponds, lakes and streams to your hearts content, all for free!  Slide a canoe or kayak into one of the many nearby reservoirs to explore isolated bays and fish for smallmouth bass, tiger muskies, walleye, northern pike, bullhead and yellow perch found in the cool mountain waters of the Beaver River.

At the end of the day settle down close to the woodstove or bonfire with a plate of fresh game from the days adventure and it won’t be long before your thoughts turn to dreams!
