Property Description
The property consists of about 13 acres that are in open/brush and transition and 33 acres of forest. The open land is along the southern road frontage and is an ideal location for your future home or camp. The gentle terrain provides for multiple building site opportunities and the further back from the road, the better the view! The soils here are also conducive to future pond construction if desired. There is an old logging access driveway that comes to the road and leads uphill to the woods. The network of old logging roads provides good access throughout the property.
The forested area is comprised of maple, cherry, ash, beech, birch, hemlock, with some mature softwood plantations of pine and spruce found here as well, providing a terrific diversity for wildlife. Timber has been managed over time and was last harvested in 2007. The forest is in great shape and has about $20,000 in timber currently. The mixed hardwoods, softwoods and transition is creating a mecca for deer. Their sign is everywhere in this area with many trails that are beaten into mud and several key pinch points that are ideal locations for future tree stands or observation points. Plenty of evidence of turkeys using the property is found throughout as well.
The property north of the road is mostly wooded and is lower, wetter ground that leads to Stony Creek. This is a small stream that flows year-round and is classified by the DEC as a Class C(T) stream meaning that it contains trout at various times of the year or is capable of holding them. It is a tributary to Elton Creek which is stocked by the DEC annually.
The property is only minutes from either NYS RT 16 or NYS RT 219, is a short drive to Holliday Valley and only minutes to the area snowmobile trail system.
