Property Description
The property has approximately 260 feet of road frontage on Warren Road where the main gated entrance to the property is found at 114 Singing Hills Lane. This is a fantastic opportunity to own a turn-key camp facility with income potential.
As you enter the manicured grounds, the first series of buildings is the “Ranger’s House”, garage and maintenance buildings. The Ranger’s House is a cute, 1,248 sf ranch style home with 1 full and one half bathroom, and an office in the fully finished basement. The garage is 38 x40 with 2 bays and a fully heated 13 x 20 workshop area. The 200 amp service provides all the power needed. The adjacent storage building is 30 x 40 with a concrete floor with a 19 x 30 lean-to with a gravel floor for additional equipment storage.
The excellent internal gravel road system is traversable by any vehicle. As the road winds through the property, you are immediately immersed in the feeling of being in a quiet, remote area with just the right amount of creature comforts to create a truly enjoyable outdoor experience.
The major camp buildings are the Evening Song and Morning Song Lodges, both being identical brick-built structures of 3,200 sf each. They each contain a full kitchen, 4 bathroom stalls and 2 showers. The main room in each is for sleeping, activities and eating. They have 600 amp electric service, electric heat, and a capacity of 40 overnight guests each.
The Fire Song Lodge is a 900 sf wood-frame structure that boasts a full kitchen, lovely stone fireplace, and is used seasonally as it is not a heated structure. It has an overnight capacity of 12. There is a shower house with 2 showers in a separate building and a pit latrine at this location. Also found here is the Nature Center building. This 320 sf wood-frame structure is not heated and is within the Fire Song area. It has been used for nature and program activities previously and is a nice compliment to the Fire Song Lodge.
In addition to the great Lodges, the camp is complete with both primitive and more modern tent camping areas and facilities. The Star Song Tent Unit has 7 tent platforms with a pavilion and bathroom/shower house. It has an overnight capacity of 40. Whispering Song is a “perm-a-tent” area with 6 units connected by a common deck with a pavilion. It has a capacity of 24 guests. Perm-a-tents are stick-framed structures with a hard roof and vinyl canvas sides. All units are ADA accessible. A 3 pit latrine is located here as well. Spring Song boasts 7 perm-a-tents with a pavilion and pit latrine. It has a capacity of 35 guests. Water, electric and phone service is available at all the above-mentioned sites.
Bird Song and Wind Song are primitive camp areas, each with an open-air pavilion. Bird Song also has a latrine available.
One of the key features to any camp is the water feature. In this case, the in-ground swimming pool is a great attraction. This is an ADA accessible area from the parking lot to the pool. The pool has depth to 8 feet and has walk-in access. The adjacent shower house has 3 showers and 2 toilets.
The property also has an amphitheater area set in the forest with staging area, full sound system and full seating for 130 people.
There is also plenty of room for shooting sports at either the Rifle Range or Archery Range. The Rifle Range is 150 feet in length and 100 feet wide with a 5 station pavilion for shooting into the 50 foot high earthen embankment. There are 2 separate locking storage rooms at the range to store guns and equipment. The Archery Range has a 10 foot high earthen backstop and a pavilion area to shoot from as well.
The property also has a former ropes course on it that can easily be brought up to current standards. Hazzard trees were removed from the area, so guy wires and anchors need replaced. The climbing tower and some of the zip lines are in great shape and could be put into use quickly with the proper inspections/certifications completed.
All timber rights transfer. Oil, gas and mineral rights do not; a surface non-disruption clause will run with the property so that no disturbance of the surface as it is now may ever occur due to any oil, gas or mineral extraction activities.
As an added bonus, the property directly adjoins Two Mile Run County Park where you can hike, ride the bike trails, horseback riding trails, swim, fish and boat on Justus Lake, hunt, and much more. This is a fantastic opportunity to own a truly unique property in the mountains of Pennsylvania!
