Previous owners had a vision to restore this farm to what it was in years past.  After purchasing in ’98, they followed their dream over the course of the next 15 years.  The project began with gutting the house to the studs, rewiring, insulating, installing energy saver windows and finishing interior walls with sheetrock and paint.  A new chimney, wood/oil combo furnace and duct work concluded the heating portion of the job.  Porch and roof repairs were soon followed by vinyl siding.  During the restoration process the owners were careful to preserve the original moldings, pocket doors, hardwood plank floor and bathroom tin ceiling.

Farmyard related projects during that same period included a new barn with hay loft, pole building for hay storage, reviving the chicken coop and goat/sheep sheds, excavating the duck pond and just in case they had a chance to relax at the end of the day they built a small cabin with porch near the river.  In 2001 the barn was built on the old barn’s foundation.  The adjustable stalls in the lower level could easily accommodate several domestic animals including up to 6 horses.  The upper level facilitates both hay and equipment storage.

Land characteristics include; ~12 acres of fields ideal for planting your favorite forage or certified organic crop, ~22 acres of fenced organic pasture, ~97 acres of hardwood forest and ~3000 feet of river frontage easily accessible by foot or atv.  The predominant tree species found in the wooded portions of the property include; hard and soft maple, basswood, red and white oak, ash, cherry, hickory, beech, willow, elm and hemlock.  It is only a ten-minute walk from the farmyard to the riverside cabin where you can relax on the front porch and enjoy the sites and sounds of the Oswegatchie River.  Launch a canoe or kayak from the river bank to enjoy a leisurely paddle or fishing trip up or down stream.  The most common fish living in this section of the river are: bass, catfish, northern pike, muskellunge, brown trout and walleye.  Game species that you are most apt to find in this area include; deer, bear, snowshoe hare, turkey, grouse, woodcock and assorted waterfowl.

This farm is rural and secluded, yet conveniently close to the village (just 6 miles) when in need of food, supplies or medical attention.  It is currently being used as a base for raising beef cattle (Herefords and Scottish Highlanders), pigs, goats, ducks and chickens with products being sold at farmer markets in Westchester County and NYC.  At the same time, it makes a great retreat for family and friends that enjoy spending quality outdoor recreational time together.  Horse lovers have plenty of country, both on the property and down the road, to ride to their hearts content.

Farm equipment shown in some of the pictures including; 2 grain silos, tractor, bailer, manure spreader, UTV, generators and livestock will be sold separately (see list of Additional Items For Sale with this listing).  Fridge, stove and dishwasher are new and stay with the house.  Oil and gas rights transfer, mineral rights are reserved.

The riverside cabin has been recently renovated and will be providing additional income to the owner through its rental.  The owner also rents a cabin and land he owns 2.5 miles down Campbell Road.  Both are being advertised using an on-line service.  Customers at both locations are able to purchase organic meat and eggs, firewood, etc. from the working farm.  Combine the two properties in one purchase for greater savings and a tremendous opportunity to further develop this unique and growing enterprise.

In less than a 30-minute drive to the north is the 1000 Islands Region where fishing, boating and tourism take center stage during the warmer months of the year.  This part of Northern NY, known as the St. Lawrence River Valley, found between the River and the Adirondack Mountains (30 minutes to the southeast), is characterized by picturesque forests filled with wildlife, rolling fields of hay or row crops, pastures dotted with domestic animals, rivers and streams.  Properties such as this exemplifies all the amazing virtues you may find in a parcel of land in this area.  It is thriving with diversity, both in physical characteristics and wildlife.

With the growing demand for grass fed meat, organic products and local providers, now would be a great time to purchase this farm to prepare for the upcoming growing and market seasons.  The current owner is willing to help the new owner get off on the right foot by providing them with any information that may help make their venture both successful and rewarding.  Short term owner financing may be available to those that qualify.
