This scenic and diverse recreational property, located halfway between the Mohawk River Valley and the Adirondack State Park, is characterized by gently rolling farm fields, pasture and woods. Turkey, deer, rabbits and grouse were spotted along the edge of fields where hedgerows of dense trees offered immediate cover. Apple, hawthorn, ash, aspen, elm and Scotch pine are the popular old pasture pioneers while the maples, basswood, cherry, hickory, birch, ash and hemlock are the most prevalent species in the older woods. This portion of the property was lightly harvested ~15 years ago and has some very nice small and medium size sawtimber present at this time. There are currently no hunting lease commitments for the upcoming season. The property is located in Hunting Zone 5H of the Northern Tier.

There are several potentially great locations to build a small camp or cabin, on the edge of a field with a scenic view, or buried deep in the woods next to the calming sound of Kenyon Brook, a year ‘round stream. Kenyon Brook, on average ~8’ wide, is a tributary to the West Canada Creek which bisects the property and is one of its most picturesque highlights. The Brook cuts through a small land locked parcel owned by the Village of Middleville, apparently secured years ago as an additional source of water for their residents. It does not appear to be in use. The West Canada Creek, just minutes away, is one of the most renowned trout streams in central New York, providing anglers with good fishing for both brown and brook trout and smallmouth bass.

South of this property is an additional ~143 acres being offered for sale by the same owner in a separate listing for $209,000. It is comprised of ~40 acres of certified organic fields and ~103 acres of pasture. The property has not been subdivided as of yet and the owner would make concessions to a party interested in buying it all.
