The property is almost entirely forested with a mix of hard maple, soft maple, cherry, ash, hemlock, beech, birch, aspen and more. There is a nice combination of young, developing forest and some areas with more mature timber, none of which has had timber harvested in a long time, along with about 30 acres that recently had a managed overstory removal harvest (clearcut) to release the advanced regeneration of the various hardwood species. The more mature and developing forest will provide long-term returns from forest management and timber harvesting.
The diversity in cover types is ideal for the deer and turkey, both of which show abundant evidence throughout the property. The harvested area will begin to attract more grouse and other game and non-game species alike. There are several “pinch points” that are ideal locations to spot a new deer stand between the bedding and feeding areas present on this tract.
The deeded right of way access is the best way to access the tract currently. After passing through the gate, the road leads across the neighbor’s property onto this parcel where you find the blue painted boundary line. There are good roads that lead throughout the property from here and there is ample room to place a camp or camper off this access. There is also a good building site on the Lanning Hill Road frontage if being closer to the main road is more to your liking.
There are two streams that cross the property, one to north and one to the south end of the property. The northern stream flows full-time while the one closer to Lanning Hill Road is more intermittent. Both are a great water source for wildlife as well as a great place for the kids and grandkids to play!
All boundaries have been freshly painted with blue paint and are easily found. The taxes on the property reflect the reduction from enrollment in Clean & Green. The seller does not own the oil, gas or mineral rights. Timber rights will transfer.
The property has approximately 420 feet of road frontage on Lanning Hill Road, 800 feet of frontage on Cemetery Road and a 33 foot wide deeded right of way access on a good gravel road off Cemetery Road. There is a blue pipe gate on this access.
