The property is accessed via a deeded gravel right of way road 18 feet in width. This is a legal easement and transfers to the next owner.  The main entrance at the property boundary has a locked gate.  The address of the camp is 289 Camp Elliott Lane.

This turn-key facility is located just minutes from Grove City off State Route 168. The property is almost entirely wooded except for the building and program areas on the property.  This setting is ideally suited to continued use as a girls or boys camp, holistic retreat center, corporate retreat, couples retreat, or simply as a terrific personal retreat.  Neshannock Creek flows along most of the northern property boundary and is a well-known trout fishing stream.  This particular stretch of the stream is governed by the “Delayed Harvest” area regulations, meaning that you can only use artificial lures to catch trout.  There is also a special size and creel limit imposed on this stretch of water during the summer, creating excellent fishing.  Pre-June 15 and Post-Labor Day it is catch and release only.

Upon entering through the gate, the Ranger’s house and maintenance garage are to the left of the main driveway. The house is a 1,250 sf ranch style home with 3 bedrooms and 2 full baths on the main level and a full basement below.  The living room is cozy with a fireplace.  This, as well as all buildings in camp, are on private water and septic.  The area between the house and the attached 2 car garage was being used as an office for the camp.

The maintenance garage/shop is just inside the gate to the left. It has 2 overhead doors for equipment, has a concrete floor and is fully wired and ready to work in.  It comes complete with the Ford 7209 tractor to help with the property maintenance.

Elliott lodge is nearby the Ranger’s house and is a nicely done structure that is 4,480 sf in size and has a capacity of 32 overnight guests. This is a multi-use lodge as it has separate sleeping quarters, a full kitchen, separate rooms that have been used for an office (which has a ½ bath), camp store and/or nurse’s area, along with separate full bath and shower facilities for the campers.  There is a lovely brick fireplace that complements the electric wall heating system.  The covered porch and adjacent pavilion provide plenty of quality outdoor relaxation space as well.

Continuing past Elliott Lodge, the road to left goes to Shepp Lodge. This lodge was built in 2008 and is 3,282 sf in size.  It has a main large activity space, 2 bathroom areas with 3 toilets and 3 showers each and also includes an ADA bathroom area with shower.  Shepp Lodge has been used primarily as an activity building, with the bathrooms being available for use by the Morning Side and Bayberry Tent Units.

Woods Edge lodge is nestled deeper into the woods and is 4,234 sf in size with an overnight capacity of 50 guests using both the upper and lower floors of the building. The upper level is entered at-grade and includes a full commercial kitchen with Vulcan stove/griddle/dual oven combination, commercial walk-in cooler, stainless sink, commercial vent hood with full fire suppression, and more.  A stone fireplace adds the ambiance on the cooler days and nights.  The lower level has a sleeping/activity area, bathrooms and an accessible bath/shower.  The capstone to this building is the completely covered wrap-around deck.  This is a great place to relax, unwind and watch the wildlife go by in the adjacent woods below.

There are two tent unit sites on the property; the Bayberry Tent Unit sports 7 tent platforms, a pavilion, fire ring, and pit latrine. The Morning Side Tent Unit also has 7 platforms, a pavilion and a pit latrine.  Both sites also use the Shepp Lodge for bath and shower facilities.  Both sites have a capacity of 28 guests each.

There are also 2 lean-to’s hidden in the woods. The Eagles Landing has 2 Adirondack-style shelters that are 8’x8’ units.

The property also comes with a unique water feature known as a “Splash Pad”. This is located between the Ranger’s House and Elliott Lodge.  The pad was installed in June of 2016 and was only used that season.  Everything is new, including the pad “elements” that create all the fun.  The Council will sell the elements separately as they have another pad at a different camp to use them at.  They are valued at $40,000 and are not included in the price of the property currently.

There is also a nice woodlot on the property that has timber and timber value. The last inventory done in 2013 showed approximately $70-75,000 in value and suggested that a thinning could be done at any time to improve growing conditions.

There is a gas well on the property and the rights to the existing lease will transfer to the new owner. There is also a natural gas pipeline easement that runs through the property.
