The property lies along the lightly traveled Township Road named Fall Run Road, with 1500 feet of road frontage. Fall Run Road is approximately 1.7 miles long. It is nicely stocked with high value mature White Oak trees. There is currently a high demand for White Oak timber. The timber value is estimated between $45,000 to $65,000 in today’s timber market. The terrain is moderately sloped.

Fall Run also offers a Buyer a quiet get-away spot. It could be the perfect property to build your off the grid camp. Not only does the timber buyers love the white oak trees, deer love the White Oak acorns. Throw in a food plot or two, and bring those whitetails in. Near the center of the property a small waterway runs through feeding into the stream across Fall Run Road.

There is no electric on the property or along the Township Road. There is a telephone line running through the property on the west side of the water way.
There is a steel pipeline (approximately 3″ diameter) running on top of the ground along the waterway in ravine. Seller has no documentation, or any information who owns the pipeline, or if in use. Seller believes it is an abandoned pipeline for an old gas or oil well.

No coal, oil and gas rights will be conveyed in this sale. The coal rights have been reserved by previous owners. The Seller owns a small interest of the oil and gas rights and will not transfer. The Seller has entered into an Oil and Gas Lease which is currently effective. The Oil and Gas Lease contains a Non-Surface Disturbance clause, which states the Gas Company will not place wells or facilities on the surface without prior written consent of the surface owner. The Seller will provide a surface non-disruption clause in their transfer to the Buyer. This will give the Buyer the comfort of knowing no activities may take place on the property without their prior written consent.

The Seller has also signed a Landowner Construction Special Conditions Agreement. This Agreement is for the installation of a pipeline along the southern property line and in the southeast corner of the property. Construction has started. All trees that are cut for the pipeline and work area will be stacked along the pipeline. All cut trees will become the property of the new Buyer.
