The property is located on the south side of the dead end of Dolloff Road beginning at the gate. Electric is not available at the road front but is less than 500 feet away.
This property has been owned exclusively for the fantastic white-tailed deer hunting and amazing waterfowl hunting available all on one tract of land. The property has a great mix of woods, water and open areas, along with mast producing trees like red oak, white oak, hickory and more, that attract and hold the deer and ducks in a secluded setting, yet close to everything.
The forest is comprised primarily of soft maple, hickory, red oak and some white oak. The oaks and hickory tend to be more mature and are providing abundant mast crops in any given year. The maple and ash are younger, creating a fully stocked forest with a nice aesthetic appeal that also provides abundant cover to all forms of game and non-game species alike. In addition, there are former open strips that once were farmed that are easily seen on the aerial photo map for this property. While the current owners did not convert these to additional food plots, the next owner surely can, which will further enhance the habitat conditions for the deer, turkey and ducks. At this time, it is nearly impossible to cross the property and not see the abundant deer traffic areas where trails are truly pounded into bare soil with multiple areas of trails crossing other trails making for great stand locations.
The keynote to this property beyond the terrific habitat conditions is the more than a mile of direct accessible frontage on Cassadaga Creek. This Creek is part of the area canoe and kayak trip trail system and is also a wonderful fishery. Trout are found here in Spring followed by more warm water species of panfish, bass, walleye, pike and muskellunge the rest of the year. This waterway is a high traffic area for ducks with great hunting throughout the meanders of the stream course. Add to this the 1-2 acre overflow pond and several acres of adjacent flooded timber and you have a wood duck mecca in the early season followed by great multi-species action later on. So many areas to hunt and so little time!
There is also a gas well on the property and the rights do transfer; however, Eugene Johnson has life use of the gas well and royalties until the time of his passing at which time the rights come back to the owner of this property. All timber rights also transfer.
