The property has a lovely building site anywhere along the extensive road frontage in a nice country setting just a mile from Busti. The road front area is nicely mowed and maintained with several beautiful young apple trees that bear fruit comprising the landscaping here. The balance of the property is mix of former open field that is now under brushy cover and a nice forested area at the back of the parcel. The open area accounts for about 8-9 acres of the property while the wooded portion is about 4-5 acres in size.
There is a nice mowed trail toward the east side of the road frontage that leads about a third of the way into the property. It is evident that humans aren’t the only users of this trail, as the deer seem to have claimed it as their own highway into the property. The presence of this trail shows how easily a trail network can be opened and eventually tied to the forest in the back for hiking, hunting, bird watching, ATV riding, and a multitude of other uses. For now, the easiest way to access the woods at the back is to follow the fence line on the east side boundary. It is not obstructed and is the best way currently to get to the back until more trails are opened.
The forest at the back of the property is a lovely mix of younger and older hardwoods dominated by red oak, hard maple, soft maple, cherry, beech, basswood, some white pine and more. There is a limited amount of timber here given the young age of the forest but there will be more in time. For now, there is a great diversity of habitat for all forms of wildlife, especially the deer. There are abundant deer trails throughout the entire property and some massive rubs on large trees in the woods as evidence of one or more “big bruisers” using this property.
The east boundary runs approximately along the fence line to a fence corner in the back. The back boundary approximately follows the old fence flagged in pink ribbon currently. The west boundary runs through the brush and is harder to follow due to the density of the brush at this time.
The property is ideally located, being only about 5-6 miles from the following: Chautauqua Lake, NYS Land on Wellman Road, City of Jamestown and Village of Lakewood for all your amenities and recreation.
