This property was once an active farm, mostly tending to horses. At one time, as many as 40 horses were kept and pastured here. That was many years ago, but the grounds could still be reclaimed if having a small hobby farm is your passion. There is a good 24’x 30’ pole building for storage and the former barn needs plenty of TLC but could be made new again or replaced.
There is a good building site near the road front with a nice view of the property and the hills in the distance, ideal for either home or camp. The property consists of a mix of open, brush and woods, creating excellent diversity for wildlife, particularly deer. There is about 30 acres of open meadow, 85 acres in brush/transition and 174 acres in woods. The forested area is comprised primarily of soft maple and swamp white oak along with hemlock, elm, black willow and a host of other species.
Approximately 120 acres is currently labeled as being wetland by NYS DEC. This is wooded wetland and not swamp. The trees growing in the forested area are doing well with many large sawtimber sized white oak throughout. The land is mostly level which does allow for ponding of water in some areas, particularly toward the south end of the property near Conewango Creek. This circumstance provides good habitat annually for both deer and ducks alike. The deer trails are literally pounded to mud highways throughout the wooded area as the deer are abundant here, feeding on the white oak acorns. Ducks will use both the inland (seasonal) waters for roosting as well as the Conewango Creek, adding another dimension to your hunting.
The property has nearly 1.5 miles of frontage on Conewango Creek. The Conewango is a well-known waterway for canoeing, kayaking and fishing, not to mention hunting for waterfowl. There is a public canoe and kayak launch on RT. 62 near the south end of the property that provides easy access to the Conewango as well.
The property is only minutes from Jamestown, Frewsburg, Falconer and Chautauqua Lake.
All oil, gas, mineral and timber rights transfer. The property has 192.89 feet of road frontage and is located at 1702 Peck Settlement Road. Electric is available at the road.
