Rich in history and high in conservation value, the namesake for this property is the historical “iron furnace” found on the edge of Mill Creek within the property. These stone furnaces were used to make “pig iron” in the time between the early 1830’s-1850’s and required woods, water to run the furnace, lime and iron ore, all of which were plentiful here. Evidence of their efforts is found along the creek. The old mill race remains reasonably well intact also.

Mill Creek is the primary stream that traverses the property and is more than one (1) mile in length within the property. This is a first-class rainbow trout stream that has good accessibility within the property and from the section that parallels Dotter Road (T522).

The other key water feature is at the west side of the ownership where the property is nearly adjacent to the Allegheny River. The Rails to Trails bike/hike path follows an old railroad bed that separates the property from the river. The Trail adds even more diversity to what you can do here. The trail is paved as it passes through this property.

The property is almost completely forested with a mix of hard maple, cherry, red oak, soft maple, beech, birch, hemlock, pine and more. The forest is in great condition and is robust with timber and timber value and could be thinned at any time. The last harvest was in the 1980’s.

Access throughout the property is fantastic. You can get through most of the property either by truck or ATV/UTV. This would be a great place to ride either mountain bikes, horses or atv’s most any time. The internal road system is easily maintained by using material from the on-site shale pit.

Another feature is the camp area that has been established and not built upon west of Dotter Road. Perched at the top of rim overlooking the Allegheny River with a view of the River, the current owners installed a water well in advance of building a camp. The camp has not been built, but the well is there and ready to go!

There is another camp area next to the stream that is currently being used as part of a hunting lease on the property. There is a fresh water spring box here that provides water to the campers at this location. The sellers are paid on a year to year lease for the hunting and the lease can be extended or canceled by the new owner.

There is really no end of the opportunities that this property provides. From hunting and hiking, to biking, canoeing, kayaking or fishing, or just relaxing by the creek and the waterfall, there is something for everyone here.
